A cellular controller in your machine room reads each unit in its own protocol. When a sensor detects water under the floor, it warns you on your phone and tells you what to do; you acknowledge and your team knows someone is on it. At month end, Results. Illustrative scenario.

  1. it alerts you

    It alerts your phone with what to do, escalates to the next person if nobody acknowledges, and records who was told and who wasn't.

  2. what to do

    Every alarm arrives with what is happening, why it matters and the steps in order, so your operator resolves it at 2 a.m. without being a BMS engineer. The steps freeze when the alarm fires: your history does not change if they are edited later.

  3. acknowledge

    By levels: if the first person doesn't acknowledge, it alerts the next. Every alarm keeps who acknowledged it, when and what they said.

  4. results

    At month-end, Results tells your director how the equipment did. Nobody assembles it by hand.

The what-to-do steps come from real standards: RFC 1628 (UPS), ASHRAE 135 and Guideline 36 (HVAC), NFPA 110 and SAE J1939 (generators). In Spanish and English.

Every month, Results tells your director how the equipment did: availability, the three worst assets, time to acknowledge and peak demand.

Availability based on what your equipment reports: the hours we didn't see it are reported separately, not counted as downtime.

Also: alarm history, a maintenance log and export of the equipment time series, in PDF or CSV.

    Session, application, database and broker: one client's data never crosses into another's.
